Hitting mechanics

I'm just looking for an explanation really. I understand that not every perfect/perfect is going to be a HR or a base hit, just like in real life. Sometimes you square up the ball perfectly and its right to a defender. I get that. What I don't really understand is how you can get underneath a ball and hit a grounder. I get underneath a sinker and its a ground ball to short or second, happened 3-4 times against the Yankees in the all-timers moments.
